My friends and family are tired of hearing me ask, “Is this a good time to sell a house?” I want to avoid paying a big real estate commission, so that’s why I don’t call an agent to ask the question. No matter how many times I ask, and no matter what time of year it is, no good advice comes my way.
Some people say that late spring is the best time to list a house because it will likely take several weeks before closing, and many buyers want to move in the summer before their kids start school again in the fall. This is certainly true for many buyers, but not everyone who is looking to buy a house is concerned about the school schedule.
Other people say that most buyers want to move in the spring, summer or fall, and avoid moving in the winter months. That advice applies to parts of the country where snow and ice may be an issue and make loading and unloading a moving van unpleasant if not unsafe. It does not apply to southern states where winter offers the most comfortable temperatures of the year.
Nobody Can Agree on the Best Time to Sell
Basically, nobody can agree on the best time to sell a house. A good time for one seller isn’t a good time for others. My personal opinion is this – the only good time to sell a house is when a qualified and willing buyer shows up and signs a sales agreement. There’s no fool-proof secret to attracting that buyer, but there is a sure-fire way to get in touch with a qualified, professional buyer.
