Market Pricing to Sell My Home

How do I know the best asking price to sell my home if I don’t choose to involve real estate agents or brokers? For a lot of complicated reasons, I just don’t want to list my house on the open market. I just want to sell it quickly on my own.  But I don’t have any idea what it’s worth today.

A good starting point for pricing a house for sale is the assessed valuation provided by the county tax assessor. Most counties place a tax on real estate, both the land and the improvements to the land, so a value must be established for calculating those taxes. This is called the assessed valuation.

County tax assessors use specific criteria to establish the value of a parcel of land, including the buildings and other improvements on the land. Many counties employ appraisers to go out to each property and look for new additions, garages, storage buildings, fences, swimming pools and storm shelters, among other taxable items.

In some areas the appraisers merely drive by to see what’s been added to the property, but sometimes they come inside the house or other structures to determine their value more accurately. The county appraiser is not working on behalf of the property owner, however. He or she is working for the county, and only provides information to the county for tax assessment purposes.

Is Assessed Value Also Market Value?

Relying on the assessed valuation to determine market pricing and sell my home is not necessarily a good idea. Very often the market value of a property is higher than the value listed on county tax records. So, that means there may be a gap between what the county thinks my home is worth and what a buyer is willing to pay for it on the open market.

Since I don’t want to involve a real estate agent or broker in the sale process, I am not sure how to determine a selling price now. I just want to sell my home directly to a buyer, without paying a commission on the sale. That’s my goal.
