Getting An Appraisal To Sell My Warehouse
Should I plan on getting an appraisal to sell my warehouse? When a seller is willing to sell and a buyer is willing to buy for a specified price, is an appraisal on the property still necessary? The answer to that question depends on the source of the purchase money.
If the warehouse buyer is willing and able to pay cash, then no appraisal would be required. But if the buyer is applying for a commercial mortgage loan on the property the lender will require an appraisal. Banks and other mortgage lenders must be assured the property’s value exceeds the loan amount.
Steering clear of appraisers and appraisals is important to me because the value of my warehouse will be dependent on the type of buyer I attract. Simply put, people buy warehouses for storage, and unless they have need of commercial storage, a warehouse has no value to them at all. But if they are in need of storage space a warehouse that’s ready to occupy can be quite valuable to them.
