I don’t look forward to the mess and the expense of remodeling before selling my house. The truth is, I just don’t want to do it. Over and over I’ve heard people tell me I’ll get more money for my house if I remodel it first. But they are not the ones who will be here with me, working into the night to do the remodeling after working a daytime job, too.

How do I know for certain that all that time I spend working, and all the money I spend on materials will come back to me when I sell my house? I really have no way of knowing the answer to that question.

Yes, I can estimate the costs of materials. That is easier than knowing how much time it will take to do the work myself. And I can estimate my asking price, once the remodeling is completed. But there are always things a homeowner doesn’t see and doesn’t plan on when the project begins.

Thinking through the situation and taking my resistance to a home remodeling project seriously, I’ve decided to avoid remodeling my house. There are a lot of people who remodel houses regularly. They have the tools and the skills and it’s not overwhelming or burdensome to them. I need one of those people to buy my house.

Real estate investors or professional buyers are the people most likely to take on remodeling projects like my house. They look for houses to remodel because it’s their main business. Investors buy and sell homes regularly and they often keep some houses as a rental property. I think my house would make a good rental house.
