I have had it. At this point I just want to sell my house for cash to avoid some ridiculous buyer demands. The reason I am frustrated should be easy for any homeowner to understand. They would likely come to the same conclusion because I have been waiting for my home sale to close for over a month so far.
I listed my house with an agent on the local real estate market. She brought me an offer within a couple weeks. The offer was subject to financing and to buyer approval of an inspection. Fortunately, these buyers seem to be moving along in their process of mortgage loan approval.
My problem, however, is with the demands the buyers are making after their property inspector mentioned some improvements that could be made to the property. Because the buyers have expressed demands based on an inspection, their lender is choosing to agree with the demands.
Here are a few examples of buyer demands I consider unreasonable:1) replace rain gutters all around the house; 2) upgrade all windows to high R-value replacement windows, and 3) remove existing concrete driveway with some cracks and pour a new concrete driveway.
The property inspector mentioned one leak in the rain gutter system, aging windows on the sun porch, and some cracks in the driveway. Those items are all correct. But the buyers are using the inspector’s comments to demand replacement prior to closing, all at the seller’s expense.
