Sell My Property or Refinance It?

Sell My Property or Refinance It?

Sell my property or refinance it, which option will provide me with cash quickly and easily? The answer would not necessarily be the same for every seller or for every property. My concern, of course, is my own property. Researching the cost and the timeframe involved in refinancing, the first choice for getting cash from my property, I have begun to wonder how quickly I could find a buyer and sell it instead.

Refinancing can provide some cash equity to the property owner. But it is usually a loan which must be repaid. I am not interested in making loan payments on my property now. All refinancing does not involve the property owner taking cash equity, but that feature is the reason I would even consider refinancing. My primary goal is to come up with some quick cash.

The more I think about it, quick cash is not my only reason for considering whether to sell my property or refinance it. Refinancing might provide some cash equity, but it will not provide other benefits I can enjoy by selling instead. Those benefits are: 1) no more property taxes or property insurance premiums; 2) no more repair and remodeling expenses; and 3) no more high electricity and water bills.
